The application fee is $75 per adult (18+), which also applies to any co-signers. Additionally, there is a $25 Administration Fee per household ($15 for each additional signer) which covers your Reli Property Management account setup and secure electronic lease signing.

Yes. We are proud to be a pet-friendly community! We welcome dogs and cats. Our Policy includes:
- Limit: Maximum of 2 pets per apartment.
- Fees: A one-time pet fee of $150 per pet and a monthly pet rent of $35 per pet.
- Restrictions: Specific breed and weight restrictions apply.

All applicants must provide a valid government-issued ID and their Social Security Number. Depending on your screening results, you may be asked for:
- Two most recent pay stubs, bank statements, or an employment letter to verify income.
- Your Social Security Card (to verify any fraud alerts).
- Previous rental history records (including verification of no prior debt, damages, or evictions).
To ensure financial comfort, we require a gross monthly income that is at least 3x the total monthly rent.
We use a FICO-based evaluation to determine your move-in requirements:
- FICO 600+: Approved with a standard Security Deposit (equal to 1 month’s rent).
- FICO 525–599: Approved with conditions. Requires a Security Deposit equal to 2 months' rent, an approved co-signer, or payment of the full lease term upfront.
- FICO 524 or lower: Requires an approved co-signer or payment of the full lease term upfront.
A co-signer must meet all income qualifications and have a minimum FICO score of 625.
To ensure the safety of our families and residents, we do not accept applicants with:
- Prior felony convictions.
- Assault or violent charges.
- Chronic misdemeanor offenses.
- A history of sex offenses.
Prior to receiving your keys, all deposits, fees, and pro-rated rent must be paid in full. Residents must also provide proof of a renter’s insurance policy and verification that all utilities have been transferred into their name.
Application & Resident Screening Policy
I understand that this is a routine application to establish credit, character, employment, and rental history. I also understand that this is NOT an agreement to rent and that all applications must be approved. I authorize verification of references given. I declare that the statements above are true and correct, and I agree that the landlord may terminate my agreement entered into in reliance on any misstatement made above. Any fees paid to process this application are non-refundable.
All monies (Admin Fee & Security Deposit) must be paid within 48 hours of receiving application approval email. This reserves the desired unit & secures quoted rental rate. If choosing to cancel the application process at anytime for any reason; all fees and deposits WILL NOT be refunded. *Lease Terms available (12/18/24 month)
